What is MSc Real Estate at Regensburg?

MSc Real Estate runs full time for four semesters and 120 ECTS. The next intake is Summer 2027, with applications due 1 December 2026. Classes use German and English; German evidence and English B2 are required. With no tuition, the evidence-based two-year route totals EUR 24,715 (INR 26.26 lakh) before excluded costs.

The curriculum spans property law, tax, finance, development and urban economics, with practical and project seminars alongside a 24-ECTS thesis. It isn’t a general-management conversion degree: every route checks economics and quantitative credits. IREBS doesn’t publish an audited programme placement rate or starting-salary distribution.

How much does MSc Real Estate cost for an Indian student?

The calculation has four parts: EUR 0 tuition, EUR 832 in current contributions, EUR 23,808 as two annual visa-finance floors and EUR 75 for one visa. Together they produce EUR 24,715, or INR 26.26 lakh; travel, deposits and verification remain outside it.

National visaINR 0.08 lakhEUR 75One visa application
Two-year planning baselineINR 26.26 lakhEUR 24,715Before excluded costs and spending above the visa floor

The EUR 23,808 line repeats today's annual visa-finance floor for two planning years. It is a comparison device, not an official two-year blocked-account demand or a promise that living costs will fit. Converted at EUR 1 = INR 106.2490, the ECB reference rate dated 22 October 2026. Bank rates differ.

“Blocked bank account (‘Sperrkonto’) in Germany with sufficient funds to cover the first year of studies, currently amounting to 11,904.-EUR and with a blocking confirmation stating that no more than 992.-EUR per month can be withdrawn.”German Missions in India, study-visa funding rule

The German Missions in India funding rule supports the annual blocked-account figure and monthly release used here. The rupee conversions use the European Central Bank reference series for 22 October 2026.

The University of Regensburg publishes no tuition for this consecutive master’s and a EUR 208 contribution for Winter 2026/27. Four current contributions equal EUR 832, but later semester rates can change; the calculation exposes that assumption rather than presenting it as a fixed invoice.

The German Missions in India figure of EUR 11,904 is an annual proof-of-funds amount with a EUR 992 monthly release. Repeating it for two planning years produces EUR 23,808, but that doesn’t mean a student must lock the full two-year amount at once.

Regensburg says most students need at least EUR 1,000 monthly, above the current visa release. Student housing is roughly EUR 280-450, while private rooms can start near EUR 600. The route total therefore isn’t a spending guarantee, and mobility, laboratory or project choices can add course-specific costs.

The INR values use the ECB reference rate of EUR 1 = INR 106.2490 on 22 October 2026. Travel, deposits, materials, insurance differences, translations, APS, conditional dMAT and VPD where required remain outside the EUR 24,715 baseline.

Can an Indian applicant enter MSc Real Estate?

Every route requires at least 12 ECTS in economics and 12 ECTS in mathematics or statistics. Route 1 uses a strong economics degree; Routes 2 and 3 add subject-grade and internship or Real Estate study conditions. Indian credentials require APS, and affected business fields may require dMAT. dMAT isn’t automatic; it follows APS India’s affected-field list and exemptions.

Requirements in checking order

RequirementPublished ruleWhat you do
Route 1 (India)Economics degree; overall grade 2.50 or better; at least 12 ECTS economics and 12 ECTS mathematics/statisticsMap both credit blocks with official syllabi
Route 2 (India)Economics degree graded 2.51-3.00; both 12-ECTS blocks; weighted average 2.50 or better in at least one specified area; plus a relevant internship or 5 ECTS of Real Estate studyDocument the stronger area and the internship or Real Estate credits
Route 3 (India)Methodologically related degree; grade 2.50 or better; both 12-ECTS blocks; weighted average 2.00 or better in at least one specified area; plus a relevant six-week internship or 5 ECTS of Real Estate studyProvide detailed quantitative syllabi and experience evidence
English (India)CEFR B2Provide accepted evidence
German (India)The programme requires German evidence from applicants with foreign prior educationThe accepted certificate and filing stage for the 2027 route
APS / dMAT (India)APS applies to Indian credentials; economics, commerce, finance or management backgrounds may be affected by dMAT depending on the live APS list and exemptionsThe exact prior field immediately
GRE / GMAT (India)Not required in the published rulesNeither test is needed

German grades run downward: 1.0 is the strongest result, so 2.50 is better than 3.00. The university converts and evaluates the foreign qualification; a self-converted Indian percentage doesn’t decide eligibility.

The table separates conditions that apply together from alternative academic routes. A relevant award title doesn’t replace transcript evidence, and official module descriptions establish whether prior credits belong in the required subject blocks.

The APS process verifies Indian academic records but doesn’t decide admission. dMAT applies only when the exact prior field falls on APS India’s affected list and no exemption covers the applicant.

How do you apply for MSc Real Estate?

The official application information sets the route. Summer 2027 applications run from 1 November to 1 December 2026. The faculty file must identify the correct one of three academic routes and document economics, mathematics or statistics, grades and any internship or Real Estate credits. German, English B2 and APS evidence accompany the international application.

Use the faculty's current application route with detailed credit mapping, language evidence, APS and any applicable dMAT evidence.

28 Nov 2026Submit3 daysFile the Summer 2027 application through the faculty's current route by 1 December.

The allowances are Nbyula planning estimates, not processing times published by University of Regensburg.

Route 1 is the cleanest: an economics degree graded 2.50 or better with both 12-ECTS subject blocks. Route 2 allows an economics degree graded 2.51 to 3.00 only with the stronger specified-area average and relevant internship or 5 ECTS of Real Estate. Route 3 applies a tighter methods standard to related degrees.

The programme page requires German certification for applicants with foreign prior education but doesn’t publish one simple certificate line in the summary used here. That absence is stated directly rather than converted into an invented test score. English B2 is explicit and remains separate from the German condition.

Indian economics, commerce, finance and management backgrounds may fall within APS India’s dMAT policy, depending on the live field list and exemptions. Because the programme deadline is 1 December, the application file and external verification need parallel planning rather than a sequential wait for every result.

Intake instructions can change

The 2027 intake page may update forms or document formatting without changing the recorded exclusion deadline.

Faculty and central stages are separate

The programme decision and central enrolment remain separate where the published route describes two stages.

What can MSc Real Estate lead to?

The university’s career description supports these directions. IREBS identifies careers in property development, financing, investment, valuation, marketing and Real Estate services, alongside doctoral study. Employer fairs, a job exchange and career support create access, but the university doesn’t publish an audited placement percentage, employer cohort or starting-salary distribution for this MSc. Germany’s student-work rules describe permissions, not programme outcomes.

Career descriptions do not establish placement, sponsorship, salary or visa outcomes.

The two selected specialisations should tell a coherent story. Investment and Financing supports valuation, banking or capital-markets work; Development and Management supports development, operations and sustainability; Urban Economics supports policy, research and market analysis. A broad degree becomes employable only when the chosen evidence points toward a recognisable role.

The practical and project seminars are especially useful because they require a recommendation or development concept rather than only an examination. A documented model, assumptions, sensitivity analysis and conclusion can become portfolio evidence. Participation with a practice partner doesn’t guarantee employment by that organisation.

The federal work and residence guidance provides the legal context. Third-country students may work 140 full or 280 half days annually, or 20 hours weekly during lectures. Eligible graduates may obtain up to 18 months to seek qualified work. These rules support a job search but don’t prove demand, salary or sponsorship for Real Estate graduates.

Who is MSc Real Estate for, and who should look elsewhere?

The strongest match is an economics, business or quantitative graduate who meets both 12-ECTS subject blocks and wants a specialist property career. A borderline applicant uses Route 2 or 3 with the required subject-grade and practical evidence. An English-only general-management applicant without quantitative prerequisites is a poor match.

VerdictYour backgroundWhy
Strong fitEconomics, business or quantitative graduate with the exact economics and methods credits seeking specialist property studyPrior preparation, language and curriculum align.
Needs evidenceAdjacent graduate with one documented credit, grade or language uncertaintyOnly the committee can settle the gap.
Do not shortlistGeneral-management or English-only applicant without the quantitative prerequisitesThe published programme design conflicts with that objective.

The admissions table should be read by route, not as a menu of interchangeable conditions. A Route 2 applicant needs the economics degree and its extra grade and experience evidence; a Route 3 applicant needs a methodologically related degree and the tighter 2.00 subject-area standard. Neither path is a general waiver.

Sector commitment also matters. Nearly half the degree sits in two Real Estate specialisations, followed by property-focused seminars and thesis work. Someone uncertain about the sector may get more flexibility from a general economics or management master’s; someone committed to property gains a much clearer academic identity.

What will you study in MSc Real Estate?

The published curriculum accounts for the complete 120 ECTS. The 120 ECTS comprise an 18-ECTS interdisciplinary foundation, two of three 24-ECTS specialisations, 12 ECTS of approved electives and a 42-ECTS research group. The table lists every named module in Investment and Financing, Development and Management, and Real Estate and Urban Economics.

  • Complete the 18-ECTS foundation and two of three 24-ECTS specialisations. Investment covers banking, valuation, investment and financing; Development covers development, management, retail and sustainability; Urban Economics selects four named economics/urban modules. Add 12 ECTS electives and 42 ECTS research.
  • Option availability follows the current intake timetable.

The foundation makes the programme interdisciplinary from the start: public and private law, tax and empirical methods account for 18 ECTS. That mix distinguishes the degree from a finance-only route and explains why students need both economic reasoning and comfort with legal and regulatory material.

Investment and Financing and Development and Management each contain four fixed 6-ECTS modules. Real Estate and Urban Economics selects four from finance, applied economics, housing, urban development, architecture and regional economics options. Choosing two groups creates 48 ECTS of specialisation, so the decision materially shapes the graduate profile.

The 42-ECTS research group includes a seminar, practical seminar, project seminar and 24-ECTS thesis. The practical seminar develops an investment recommendation; the project seminar builds a property-development concept with a practice partner, model and BIM component. These are applied assessments, not guaranteed recruitment channels.

Is MSc Real Estate worth considering?

The official programme structure supports this verdict. IREBS offers an highly broad property curriculum inside one specialist degree, combining legal, fiscal, financial, development and urban perspectives. Two of three 24-ECTS specialisations let students shape the emphasis. The breadth is valuable only when the applicant wants a property career rather than general business management.

The degree can support development, investment, valuation, banking, advisory and urban-economics work. Practice-partner projects and career services add useful contact, but they don't constitute a placement guarantee. The return depends on turning the selected specialisations, seminars and thesis into evidence for a clearly defined property role.

Admission is based on exact economics and mathematics or statistics credits, not the wording of a business degree title. Routes 2 and 3 also require a stronger subject-block grade plus relevant internship or Real Estate study. German remains necessary despite English-taught classes.
